After her uncle W.P. Hinshaw died in 1900, Fannie inherited $1,295.03 in cash and 87 1/2 acres of land from the estate.11
She married John Lee Peterson12 [John L. Petersen13], Jul 6 190412, Petaluma, Sonoma County, California12. John, son of William J. Peterson & Martha Alwida Steele, was born Apr 1 1864, Sonoma County, California.6,7,8,9,14
John had been previously married to Elmina E. "Mina" Arnold, who had died Jun 16 1903,15 and by whom he had sons Loys Arnold Peterson (1894-1898)16 and Earle W. Peterson (c1892).5

Fannie and John honeymooned for two months in Hawaii, staying in Honolulu in the then-new Moana Hotel. They went on to Maui by steamer to visit Haleakala Crater, and then on to the Big Island to see the volcanoes.20

Fannie and her brother B.B. equally owned the 450 acre Hinshaw sheep ranch at 2752 Gurneville Road, where they grew hops from the 1880s until 1960. Two other families stopped at that same time; that was the end of the hops business in Sonoma County. In 1926 B.B. was preparing for a major trip (possibly to Hawaii) so he deeded his half of the Hinshaw ranch to his sister Fannie. She kept the deed in her desk, unrecorded, so as not to disrespect her older brother, who she idolized. After B.B.'s death the ranch was inherited by Fannie's grandsons, Edward and Jerrold Peterson (who had the deed recorded). In 1976 Edward and Jerrold sold the land to Ken Martin, who had been leasing the land from B.B. when B.B. was no longer able to work the ranch.13,20

When her brother B.B. died in 1964 Fannie inherited the Hinshaw ranch property, which she owned and collected rent until her death. Upon her death her grandsons Edward and Jerrold inherited the property.13,20 They later sold the land to Ken Martin, who had leased the land from B.B. when B.B. was no longer able to work the ranch.13,20
